Senior Financial Leadership, on your schedule.
Bridge CFO’s gives business owners and real estate operators alike an experienced finance leader for a set number of hours each month. We run the numbers you, your lenders, partners, and investors rely on: cash flow analyses, company financial health, property reporting, cash and debt management, development budgets, and distributions. Real estate is our specialty, and we bring the same approach to other growing businesses.
Built for real estate businesses that have outgrown a bookkeeper.
You have a property manager and an accountant who files the returns. What’s missing is someone senior who ties it all together across entities and sits in the room when lenders and partners ask hard questions.
The finance work that sits above the property manager and your bookkeepers.
Business and property/portfolio reporting
Monthly financials for your business, plus reporting by property and entity, budget versus actual variance, and a portfolio view of NOI, occupancy and leasing.
Lender relations and covenants
DSCR and debt yield tracking, compliance certificates and loan packages that are complete the first time.
Investor reporting and distributions
Quarterly partner reports, waterfall and preferred return calculations, capital account tracking and investor tax documents coordinated with your CPA.
Construction and development finance
Project budgets, cost to complete tracking and contingency management from early planning through lease up.
Acquisition advisory
Advisory support for existing operators growing their portfolio: pro formas, rent and exit cap rate scenarios, financing options and 1031 exchange timelines.
Cash, budgets and systems
Cash forecasting across entities, annual operating and capital budgets, CAM reconciliations and cleanup in the accounting software you already use.
A steady reporting rhythm your partners can count on.
Most clients settle into this cycle. Refinances, new acquisitions and year end work fit in around it.

What owners usually ask first.
How is this different from my property manager or CPA?
Your property manager runs the buildings and keeps the property books. Your CPA handles tax returns. We sit above both: consolidating across properties and entities, managing cash and debt, reporting to partners and lenders, and helping you make decisions with the numbers.
What size portfolio makes sense for a fractional CFO?
Clients typically have several properties or entities, outside lenders or investors, or active development. If you’re spending your own evenings on spreadsheets and lender requests, it’s probably time.
Can you help with a specific refinance or acquisition?
Yes. Many clients start with one project, such as a refinance, an acquisition or a construction loan, and continue with monthly reporting afterward.
Do you only work with real estate companies?
Real estate is our specialty, and most of our clients own, operate or develop property. We also work with construction companies, marketing companies, service businesses and other growing businesses that need senior financial leadership.
Do you replace our bookkeeper?
We can, but we can also work with your existing bookkeeper and property management team, review their work, and improve processes where needed. If you don’t have bookkeeping in place, we can help you set it up.
Tell us about your portfolio.
Send a short note with your property types, number of entities and what you need help with. We’ll set up a call to see if we’re a fit.
